The Georgian Terrace Hotel is a historic property in a prime Midtown Atlanta location, boasting stunning architecture and convenient access to attractions. Recent feedback indicates a mixed experience, with consistently praised staff and a beautiful setting, but also highlights concerns regarding room maintenance, out-of-order amenities (like the pool), and occasional service inconsistencies.
Hotel staff were exceptionally helpful and friendly! We had a one nights stay, picked this hotel mostly based on location only 2 min walk to the Fox Theater. However once we checked in we wished we had time to stay longer. Absolutely gorgeous historic hotel!
This will be a long review, but there are things future visitors need to know about The Georgian Terrace. If I could give the hotel 10 stars, I would!! Firstly, the hotel itself is absolutely beautiful. From the history, the decor, the ambiance, the food & drinks, to the room itself, you could not ask for a better stay. Even with all those attributes, the shining stars of The Georgian Terrace are the staff itself!! Every single staff member we encountered were so very nice, accommodating & eager to please. HOWEVER, I must single out 3 individuals personally. Darrah, Davente & Jerel went absolutely above and beyond the norm for hospitality!! We were visiting to celebrate my boyfriend's birthday, and due to a very disappointing scheduling mistake, of my own doing, we were a day late to visit the Fox Theater to see Harry Potter & The Cursed Child. To say we were disappointed that we missed our birthday celebration theater experience, would be a complete understatement. Word spread regarding our unfortunate mishap and even though the hotel was not responsible in the least, they took it upon themselves to make our stay even more magical and memorable than if we had experienced our original plans. We were blown away by their dedication to making our stay as wonderful as possible, and cannot thank them enough for turning what could very well have been a disastrous birthday trip, into a memory we will never forget and always be over the moon grateful for!!! The attention to detail, the thoughtful gestures, the generosity and hospitality of these individuals cannot be overstated. They made our trip amazing and we will never stay anywhere else when we visit Atlanta. To Darrah, Davente & Jerel, from the bottom of our hearts, thank you so very much for being the pinnacle of Southern Hospitality and for making our trip truly amazing!!! We look so very forward to seeing you on our next visit!!!
I spent a couple of nights at The Georgian Terrace on Peachtree Street, and overall it was a pleasant stay. The building has a classic, slightly old-school charm that feels different from a typical modern hotel — you can tell it’s been a part of Atlanta’s history for a long time, and that definitely gives it character. The location was really convenient. It’s right near Fox Theatre and lots of restaurants and spots to walk, so I didn’t need to use a car much. I liked being able to step out and explore the neighborhood in the evening. My room was comfortable and clean, with decent space and a bed that was easy to crash into after a long day of walking. I appreciated the big windows and how bright it felt in the daytime. Nothing too fancy — more classic and comfortable, which suited my stay fine. The staff were friendly and professional when I checked in and asked about local recommendations, and I felt like they were genuine about helping rather than just giving scripted answers. One small thing to note is that certain areas — like the lobby bar or the restaurant — can feel a bit more upscale or busy at night, so the vibe changes depending on the time of day. But that wasn’t a problem for me; I enjoyed hearing the buzz around the place after dinner. All in all, I’d say it’s a good option if you want a downtown Atlanta hotel with some history and charm, solid comfort, and easy access to things to do and see. It wasn’t over-the-top luxury, but it didn’t feel basic either — just a nice, comfortable place to stay.
Though The Georgian Terrace describes itself as a luxury hotel, only the lobby and reception area feels luxurious. An already fairly expensive nightly rate is then compounded with charged parking, and you are required to make an incidentals deposit when you check in after already paying for the stay through a service like AirBnB. All of this would be understandable if the rooms were well cared for and well-stocked. There was no fridge, no coffee maker, there was water damage on the furniture and ceiling and the paint on the walls was so badly applied in messy layers it was the actual definition of "the landlord special." Even Holiday Inns have smart TVs and there was only cable on a television they must have picked up from Goodwill. We'd forgotten toothbrushes, which I know is on us, and not technically their responsibility, however reception did not have toothbrushes available at the time. The outside elevators had puddles of urine on the floors and smelled extremely strongly of it. Recall that this is a luxury hotel. I can't stand leaving negative reviews and wish I didn't have to. Please do not stay here if you are expecting a high-end experience. You will have a more comfortable stay at Hotel Indigo next door or at a cheaper, mainstream company.
Outdated, incompetent personnel. Never coming back. I’ve stayed here for 12 nights so I can provide a thorough review. This hotel, while apparently glamorous judging by its looks, is completely outdated. Starting by the room, the couches are really uncomfortable, washing machine and dryer were oxidised and the windows do not isolate at all against the exterior. This is the first time I need to turn heating on in a hotel! Also, you won’t get a little fridge to store food/drink. For most of the 12 days of my stay, only one lift would work. You can only imagine the time it took to go up and down in a hotel of nearly 20 stories. The gym, while large and with lovely views, is equipped with completely outdated apparel. The included breakfast deal is a complete scam. What you really get is a 35$/day (not cumulative) credit on their restaurant…which includes tip. Thus, you are in reality playing at most with 28$ minus tax. This means that, if you order a coffee, further ordering any of the items in the menu will make you go past the 35$ limit. On top of this, quality of the breakfast is quite low…I just gave up on it on my two last days. On the good side, I have to say that restaurant employees were super nice, with special mention to Uylsses and a lady whose name I can’t remember, sorry! Customer service is completely incompetent. They are willing to do anything but help you. First, at checkin, they asked whether I needed my room to be cleaned every day….I think this should be just granted by default (specially in a hotel like this) but I agreed on having it cleaned every two days. Yet, my room was not cleaned for the last 6-7 days of my stay. Second, at the end of the stay I requested an invoice, to which their answer was “Expedia should give you a receipt”. Finally, after I checked out I noticed I had left an item in my room. I called three times and the three times I was put on hold, with the call eventually being terminated. I was able to recover my item only because I was able to ask some friends to go and pick it up.
We had a negative experience at the Georgian Terrace during our 8-day stay there. First, it appears that this hotel has a cockroach problem! We found roaches under our bed which made us very uncomfortable staying here. Pictures included. The hotel staff said their supervisor would call to compensate us for this the morning after our stay, but it did not happen. We could not get any cleaning service after calling the desk several times. Over the course of three days in the middle of our trip we called multiple times requesting the room to be cleaned and it never happened. The worst part here is they confirmed that we would receive service, but it never happened. I would rather be told service is not available than wait prepared for service and never receive it. We gave up here as we had better things to do on this trip. We also were out of toilet paper in the room for a few days. We called multiple times for the TP to be refilled and it didn’t happen until we went to talk to the front desk directly about the issue. When we called it was the same story – they assured us we would be taken care of, but it never happened via the call. The AC in our room also did not work. I didn’t get a picture of this as I did with the cockroaches, but our room was typically around 80 degrees Fahrenheit which was very uncomfortable. Same story here again, we called to get it fixed, they told us they would fix it same day, and after several calls over the course of a few days it never happened. As other reviews have mentioned, there still is only 1 working elevator for a 19-story hotel. The second elevator still isn’t working, and it seems it hasn’t been for months based on other reviews. We paid extra for the higher floor, and we received 10-20 minute waits for an elevator in return. We have stayed at several 2-, 3-, and 4-star hotels and this has been the most disgusting and poorly managed place we have stayed. Based on our experience, I cannot believe that the Georgian Terrace is represented as a 4-star hotel and is priced at that level. I highly recommend staying anywhere else in the area, do not be deceived by the hotel’s marketing and 4-star rating.
The Georgian Terrace? They should rename this place The Georgian Terrible. My room was spacious and the location in Midtown was solid, but this hotel was lacking in just about every other way. Or at least it has been since its presumed last renovation sometime in the early aughts. Stylish? No. Comfortable? Also no. Clean? You get where this is going... Upon arriving, one is greeted by a breath-taking lobby designed by whoever designed your local mall in 1992. My wife and I were also fortunate enough to have stayed there while one of the hotels TWO working guest elevators was broken. After paying the fee for the "upgrade" to the higher floors, we quickly realized we had actually paid for the privilege of 10-20 minute elevator waits for our entire stay. Fun! The bathroom. Only the finest scratched vanity, hair from previous guests, and weird sediment buildup on the shower door for VIPs at The Georgian Terrible! Thin, fraying towels are just the icing on this gourmet cupcake. Obviously there was no turndown service to set the scene for a night of tossing and turning on what I imagine was the same cheap IKEA mattress I bought for my first apartment in college, too long ago. Do you like tiny flat pillows? Well they gave us five—a bonus one to make up for the fact that they were sized for elves. Maybe it's their premium holiday bedding? Or maybe these gross beds and linens haven't been upgraded since the last renovation either. Want fresh towels and your room tidied up? Well, that's nice. You have to ask them to do those basic hotel things, because otherwise, we were informed at check-in at this 4-star marvel, they do not do them. Snark aside, there are dozens of better choices for hotels in Atlanta. Don't make my mistake.
My mom and I stayed here for a concert at the Fox Theater and the convenience truly can’t be beat. Being able to park, walk across the street, and head right back afterward was wonderful. We also paid for a higher floor and were placed on the 16th where the views were absolutely gorgeous. The hotel itself is visually beautiful and our room had a spacious layout with a sitting area, dressing room, and a very nice bathroom. Still, for the price point, we ran into several inconveniences. The amenities in the room were outdated. The TV felt extremely old and there was no microwave, which became an issue after the concert when I needed to heat up leftovers. Calling the desk didn’t work because no one answered. My mom had to physically go down sixteen floors in pajamas just to ask and we were told to bring everything downstairs to be heated. Carrying food through the hotel wasn’t ideal. The biggest issue for me personally was the food situation. Their regular breakfast area were closed for renovations, so the usual sit down dining wasn’t available. There were breakfast alternatives, but the options were extremely limited and unfortunately both contained gluten and dairy. I have celiac and dairy allergies, so I had no safe choices. If the main restaurant had been open, we could have spoken with a waiter, clarified ingredients, and worked out a simple meal like eggs prepared safely. Without that, there was no way to adjust anything, so we had to leave the hotel to find breakfast despite having breakfast included with our stay. After the concert, the only food option was the basement bar, which was completely packed. Great for the hotel’s atmosphere, but not workable for someone with cross contamination risks. Again, not saying other guests wouldn’t have options, but I personally didn’t. None of this ruined the trip, but it definitely made things more stressful and inconvenient than expected, especially considering the price. The proximity to the Fox Theater and the beautiful views were the highlight. Everything else felt like it would have been a much better experience once renovations are complete.
Booked a suite thinking it would be super nice based on the price. We got the suite that has a living room part and a separate room but not the full kitchen, but if you don’t pay for the entire kitchen don’t expect a microwave or even a refrigerator, which you would expect considering your paying for a suite and the price I paid. The bedding is so thin it’s basically just like two sheets. The room was so crowded you couldn’t even barely open any of the drawers or the closet. The TVs are super old. The blow dryer was old. The balcony door could not open they have it nailed shut. Only one elevator worked so the wait time for that was crazy and you can’t take the stairs going up. No laundry soap or ability to even buy any from the desk provided. It’s a nice hotel with a lot of potential but paying luxury prices without getting updated things and amenities is crazy. They have a restaurant, bar and cafe on site which is nice. The location is great. Walkable. The Lobby is nice and decorated for Christmas. Staff was friendly. I was able to check in my bags early before check in which is great so I could explore.
We’re mid-trip here currently. When we checked in, the front desk informed us they were upgrading us to a suite. That was very kind. The suite is spacious, the bed is comfortable and the location is great. However, the staff failed to mention “oh, by the way, the hotel is 15+ floors and one of the only 2 elevators is currently broken….so we’re servicing the entire hotel with ONE elevator.” We’re on the 9th floor. We figured this out after waiting for 19 minutes for an elevator at one point. This was the first time we tried coming down from our room, resulting in us ordering an uber from our room, having to let said uber go because of how long it was taking to get the elevator to us, taking the stairs, and then subsequently had to order another uber once we got down to the lobby. Needless to say, we were late for dinner. We are yet to wait for less than 10 minutes for the elevator, so now we’ve just started taking the stairs. For NINE floors. A quick look at other reviews on google shows that at least 4 days ago when another review was left, the elevator was still broken. There seems to be a lack of urgency in fixing it and a lack of informing customers as they check in that it’s a problem. No matter how nice the room is, when it takes 15 minutes and 9 flights of stairs to get to and from it, it makes the room situation moot. Especially when Hotel Indigo is literally right next door and essentially the same price.
