The Georgian Terrace Hotel is a historic property in a prime Midtown Atlanta location, offering guests a beautiful lobby and convenient access to attractions. However, recent reviews reveal inconsistent room quality, with concerns over outdated amenities, maintenance issues, and elevator functionality. While staff are generally friendly, some guests have experienced delays or lack of service related to room issues.
This should not be a four star hotel. First of all, the elevators take an eternity to get anywhere, and the stairs and absolutely disgusting. We had a 3 bed/2 bath suite, which was spacious but sparse. The laminate flooring in our room is in deplorable condition. The bathrooms are vquite nice, apart from needing some a fresh paint job (see attached). The breakfast is quite shameful, with scrambled eggs the first day and hard boiled eggs sitting in water. The coffee is also pretty bad. The staff are nice enough.
I had a wonderful stay at this hotel. The location is unbeatable, with easy access to restaurants, attractions, and everything the city has to offer. The lobby is absolutely beautiful and creates a great first impression from the moment you walk in. My room was spacious, well-appointed, and very comfortable. Overall, a fantastic experience, and I would definitely stay here again.
1st time staying at the hotel. The Staff were fabulous..front desk, restaurant and Pub. The room was nice and clean - odorless. Bed was comfortable. Art work throughout hotel was beautiful. The restaurant breakfast was very delicious. A few minor notes: the kitchen appliances are very dated. No ice machine worked, room door lock was unsafe. Permanent stain in rug. Water from shower flooded bathroom due to no proper drain / run off. No counter space in bathroom to place items on or hooks for clothes, etc. 1 set of bath towels. No blanket. The hotel should staff more than 1 bartender when hotel is at 70% full; he was great handling the huge wedding crowd but geezer.
Always wanted to stay at the Georgian Terrace Hotel.. Seems like such a special place. Booked a 1 bedroom apt for our Honeymoon weekend. Everything was beautiful. Jeremy at the front desk was especially kind, helpful and wonderful. Things started to fall apart when we noticed Our 1 bedroom apt. didn’t have cookware nor did it have a complete set of dishes or utensils. That was a first time experience. Any room ever booked with a full kitchen has come equipped with all cookware , utensils and dishes needed to prepare a homecooked meal. Secondly after the $150 security deposit was paid at check in, 3 erroneous charges hit our account $286.00, $175.00 and $25.00. There was no explanation of why; only it would be returned. We’ve stayed at our fair share of hotels and have never had such an experience. We will never book another room at the Georgian Terrace Hotel. ?
We had a lovely stay at The Georgian Terrace and overall really enjoyed our time there. We were fortunate to be upgraded to a suite, which was incredibly spacious. One of the highlights was the dressing room. The director’s chair, wall of mirrors, and full-length trifold mirror gave it a classic, glamorous feel. That said, the hotel is clearly in need of a refresh. Several light fixtures in our room had burned-out bulbs, and the dressing room in particular was quite dim since only a couple of bulbs in the mirror worked and the overhead light was out entirely. Even the light by the entry didn’t function. The bathroom also felt dated, with older tile, fixtures, and sink, and the carpet in the living room was visibly fraying. Overall, there’s a sense of wear that’s hard to ignore. We also dined at Livingston. The service was attentive and the food was genuinely very good, but the restaurant itself mirrors the hotel’s condition—it could benefit from updated tables, chairs, placemats, and glassware. The location is a major highlight—directly across from the Fox Theatre and right in the heart of everything, which makes it incredibly convenient, especially for events. We booked through our travel advisor, who secured a preferred partner rate that included additional amenities, which made the stay an excellent overall value. In summary, we truly had a wonderful stay and would return—especially with plans to come back when Wicked is playing. I would recommend the property, particularly for its location, service, and value, but with the understanding that it’s a charming yet somewhat tired four-star experience that could greatly benefit from some updates
Hotel staff were exceptionally helpful and friendly! We had a one nights stay, picked this hotel mostly based on location only 2 min walk to the Fox Theater. However once we checked in we wished we had time to stay longer. Absolutely gorgeous historic hotel!
This will be a long review, but there are things future visitors need to know about The Georgian Terrace. If I could give the hotel 10 stars, I would!! Firstly, the hotel itself is absolutely beautiful. From the history, the decor, the ambiance, the food & drinks, to the room itself, you could not ask for a better stay. Even with all those attributes, the shining stars of The Georgian Terrace are the staff itself!! Every single staff member we encountered were so very nice, accommodating & eager to please. HOWEVER, I must single out 3 individuals personally. Darrah, Davente & Jerel went absolutely above and beyond the norm for hospitality!! We were visiting to celebrate my boyfriend's birthday, and due to a very disappointing scheduling mistake, of my own doing, we were a day late to visit the Fox Theater to see Harry Potter & The Cursed Child. To say we were disappointed that we missed our birthday celebration theater experience, would be a complete understatement. Word spread regarding our unfortunate mishap and even though the hotel was not responsible in the least, they took it upon themselves to make our stay even more magical and memorable than if we had experienced our original plans. We were blown away by their dedication to making our stay as wonderful as possible, and cannot thank them enough for turning what could very well have been a disastrous birthday trip, into a memory we will never forget and always be over the moon grateful for!!! The attention to detail, the thoughtful gestures, the generosity and hospitality of these individuals cannot be overstated. They made our trip amazing and we will never stay anywhere else when we visit Atlanta. I spent a couple of nights at The Georgian Terrace on Peachtree Street, and overall it was a pleasant stay. The building has a classic, slightly old-school charm that feels different from a typical modern hotel — you can tell it’s been a part of Atlanta’s history for a long time, and that definitely gives it character. The location was really convenient. It’s right near Fox Theatre and lots of restaurants and spots to walk, so I didn’t need to use a car much. I liked being able to step out and explore the neighborhood in the evening. My room was comfortable and clean, with decent space and a bed that was easy to crash into after a long day of walking. I appreciated the big windows and how bright it felt in the daytime. Nothing too fancy — more classic and comfortable, which suited my stay fine. The staff were friendly and professional when I checked in and asked about local recommendations, and I felt like they were genuine about helping rather than just giving scripted answers. One small thing to note is that certain areas — like the lobby bar or the restaurant — can feel a bit more upscale or busy at night, so the vibe changes depending on the time of day. But that wasn’t a problem for me; I enjoyed hearing the buzz around the place after dinner. All in all, I’d say it’s a good option if you want a downtown Atlanta hotel with some history and charm, solid comfort, and easy access to things to do and see. It wasn’t over-the-top luxury, but it didn’t feel basic either — just a nice, comfortable place to stay.
Though The Georgian Terrace describes itself as a luxury hotel, only the lobby and reception area feels luxurious. An already fairly expensive nightly rate is then compounded with charged parking, and you are required to make an incidentals deposit when you check in after already paying for the stay through a service like AirBnB. All of this would be understandable if the rooms were well cared for and well-stocked. There was no fridge, no coffee maker, there was water damage on the furniture and ceiling and the paint on the walls was so badly applied in messy layers it was the actual definition of "the landlord special." Even Holiday Inns have smart TVs and there was only cable on a television they must have picked up from Goodwill. We'd forgotten toothbrushes, which I know is on us, and not technically their responsibility, however reception did not have toothbrushes available at the time. The outside elevators had puddles of urine on the floors and smelled extremely strongly of it. Recall that this is a luxury hotel. I can't stand leaving negative reviews and wish I didn't have to. Please do not stay here if you are expecting a high-end experience. You will have a more comfortable stay at Hotel Indigo next door or at a cheaper, mainstream company.
Outdated, incompetent personnel. Never coming back. I’ve stayed here for 12 nights so I can provide a thorough review. This hotel, while apparently glamorous judging by its looks, is completely outdated. Starting by the room, the couches are really uncomfortable, washing machine and dryer were oxidised and the windows do not isolate at all against the exterior. This is the first time I need to turn heating on in a hotel! Also, you won’t get a little fridge to store food/drink. For most of the 12 days of my stay, only one lift would work. You can only imagine the time it took to go up and down in a hotel of nearly 20 stories. The gym, while large and with lovely views, is equipped with completely outdated apparel. The included breakfast deal is a complete scam. What you really get is a 35$/day (not cumulative) credit on their restaurant…which includes tip. Thus, you are in reality playing at most with 28$ minus tax. This means that, if you order a coffee, further ordering any of the items in the menu will make you go past the 35$ limit. On top of this, quality of the breakfast is quite low…I just gave up on it on my two last days. On the good side, I have to say that restaurant employees were super nice, with special mention to Uylsses and a lady whose name I can’t remember, sorry! Customer service is completely incompetent. They are willing to do anything but help you. First, at checkin, they asked whether I needed my room to be cleaned every day….I think this should be just granted by default (specially in a hotel like this) but I agreed on having it cleaned every two days. Yet, my room was not cleaned for the last 6-7 days of my stay. Second, at the end of the stay I requested an invoice, to which their answer was “Expedia should give you a receipt”. Finally, after I checked out I noticed I had left an item in my room. I called three times and the three times I was put on hold, with the call eventually being terminated. I was able to recover my item only because I was able to ask some friends to go and pick it up.
