The fire alarm has gone off on three separate days in the past week - once in the evening, once at 6 a.m., and again today for several hours during the afternoon (and briefly once more as I began writing this review). Today's incident was particularly frustrating. About 30 minutes after the alarms started, management notified residents that they were investigating the issue. Nearly two hours later, management informed residents that they were still waiting for the fire alarm vendor to arrive and estimated another hour before arrival. However, more than two hours after that update, management sent another message stating that the vendor was still en route. What made this especially disruptive is that the fire alarms are incredibly loud, located in every room in each apartment, and there is no way for residents to silence them. Things happen, but repeated building-wide fire alarm failures in a single week, combined with a fix that took hours, are not what residents should expect from a "luxury" apartment building.
Been here ~2 years. Will update if I move out. Overall, it’s overpriced, but a good experience. The downsides are minor, infrequent, and/or manageable Pros: -Balcony, really nice views -No bugs -Amenities are good (gym is good for an apartment, printer, working spaces, etc) -Location is great. Lots of food and some shopping nearby, rarely need to drive. Quick walk to North Ave MARTA. Nearby streets are mostly well lit and safe -Decent soundproofing between apartment walls -Maintenance is pretty quick -Leasing people are helpful Cons: -Lost/stolen package (prior to current management) -Rear vehicle exit is often broken, and we are no longer able to use it. So just one entrance/exit now. -Elevators go down occasionally. Never all at once though -El Valle and the 5th St + Peachtree intersection is loud -There’s almost no soundproofing between apartments and the hallways -No recycling
It’s not often that I am left speechless but the staff at Trace midtown definitely did for me. Keshyia, very knowledgeable and speaks with astounding confidence. She’s know her stuff through & through which makes things a lot easier. I also had the pleasure of speaking with the property manager, Aisha, she’s such a breath of fresh air. Knowledgeable, helpful and truly cares about her team and residents! Some things you just can’t fake, and they do it all with a smile on their face!Thank you ladies for such a great experience!
I've been living in this apartment for more than 6 months by now. Amazing mangement! I haven't seen any bugs ever, the conceirge is always friendly and helpful. Great part is that the conceirge has a refrigerator so my amazon fresh are kept cold and fresh. safe parking lot with automatic doors preventing robbing(which happens a lot in other apartments...) Overall perfect residence for a GT graduate student
Finding a new apartment is usually such a headache, but my experience at Trace Midtown was actually the opposite. The building is beautiful, super modern, clean, and right in the middle of all the action, but Keshyia is the one who really made it happen for me. She has the best energy and actually took the time to answer all my questions without making me feel rushed. She knows her stuff and made the whole move-in process feel like a breeze. It’s hard to find a place where the staff actually cares about you as a person and not just a tenant, but Keshyia is the real deal. If you're looking for a new spot, definitely go see her!"
I cannot say enough good things about my experience with Trace Midtown Apartments From the moment I walked in, the vibe was exactly what I was looking for—modern, clean, and right in the heart of everything. The biggest thank you goes to Keshiya, though! Honestly, she is the reason I’m here. She basically put me on to this place and made the entire process seamless. Her energy and knowledge of the property really sealed the deal for me. If you’re looking for a spot that feels like home with a staff that actually cares, this is it.
Since RAM Partners LLC took over management, living at Trace has been noticeably worse. I live in an apartment overlooking the pool and have never had an issue with normal pool use or summer activity. The problem began when management started playing constant lobby-style background music at the pool throughout the day and into the evening. The music is clearly audible inside my apartment and disruptive, especially as I work from home. I have raised this issue repeatedly over several months. Each time, the music is turned off temporarily, only to be turned back on again shortly after. Eventually, the property manager, Aisha, came to my apartment and confirmed that the music could be heard from inside my unit. Despite this, I was told that living in the city and near the pool meant this should be expected, and that the issue was due to me working in a quiet environment or having my desk near the window rather than the volume of the music itself. I was then assured that an electrician would be brought out again (for the third time) to assess the speakers below my apartment and that the music would not be played after business hours. That commitment has already been broken, as I recently had to call the front desk at 8:45 PM to have the music turned off. After posting an initial review, I received multiple emails from management stating that posting the review was unacceptable and that it would be difficult to work with me on a solution moving forward. My requests for a timeline were declined, with management stating it was an internal matter. The music continued at full volume until the speakers below my apartment were eventually isolated only after a negative google review was posted. Even now, I can still hear the music intermittently. When I ask whether the wrong speakers were turned on or whether the volume is higher than usual, I am met with rudeness, unprofessionalism, or no answers at all. This is not an issue of city noise or apartment living, it is an issue of management creating a recurring noise disturbance, failing to follow through on their own assurances, and responding poorly to reasonable concerns. The lack of accountability and professionalism has made living here unnecessarily frustrating.
I toured this Trace Midtown apartments as my job is relocating me to Atlanta from Ohio. I had a really great experience. The building is super nice, clean, and modern, but the best part of the visit was definitely the staff. Tra, Tamika, and Keyshiya were all amazing during my tour. They were friendly, easy to talk to, and knew their stuff. They explained everything clearly, showed all the amenities, and answered my questions without making me feel rushed at all. It honestly felt welcoming, not like a sales pitch. You can tell they actually care about people feeling comfortable and finding the right place. Their vibe alone made the property stand out even more. If living here is anything like the tour experience, this would be a great place to call home ??

I especially love starting my mornings with coffee on my private balcony and ending my evenings taking in the breathtaking rooftop views—absolutely priceless.
