On first arrival to Trace, we were particularly interested in the 3 month off concession that Trace was having at the time. Little did we know that it would essentially be a scam to get us to sign the lease. We toured over three times through the end of June to mid July, calling another three times before applying to confirm that the 3 month concession would be applied to August move-ins, which was what we were planning. We were assured multiple times that the concession still applied (to our particular unit, move-in date, and lease length), and we decided to apply for and sign a lease for an apartment. On July 10th we received a Welcome letter that explicitly states that we would receive the 3 month concession (photo attached). On July 20th we received our lease agreement to sign, which suddenly stated that we would only get two months off. After calling, leasing agents said they "made a mistake" and the concession only applied to June move-ins. However, they never communicated this with us after assuring us many times it would be applied, and tried to just sneak it in the lease contract without us noticing. Whether or not this is truly a mistake, this reflects poor communication and bad, scammy business. We're definitely looking to lease elsewhere now.

Nice rooms with high ceilings, amazing location with cvs, grocery store and MARTA within a couple of blocks, bike storage, great amenities, rooftop deck, 10 min walk to Piedmont Park; staff is super friendly and helpful, maintenance timely and professional

The fire alarm has gone off on three separate days in the past week - once in the evening, once at 6 a.m., and again today for several hours during the afternoon (and briefly once more as I began writing this review). Today's incident was particularly frustrating. About 30 minutes after the alarms started, management notified residents that they were investigating the issue. Nearly two hours later, management informed residents that they were still waiting for the fire alarm vendor to arrive and estimated another hour before arrival. However, more than two hours after that update, management sent another message stating that the vendor was still en route. What made this especially disruptive is that the fire alarms are incredibly loud, located in every room in each apartment, and there is no way for residents to silence them. Things happen, but repeated building-wide fire alarm failures in a single week, combined with a fix that took hours, are not what residents should expect from a "luxury" apartment building.

I want to give a special shout-out to Cedric and his maintenance team. Cedric installed my door camera in less than 24 hours, resolved an appliance issue within about 24 hours, and completed several paint touch-ups just as quickly. Because I work locum assignments and travel frequently, I have lived in apartment communities in multiple states and have dealt with many different maintenance teams. Cedric and his team are, by far, the best I have encountered. They are responsive, efficient, professional, and dependable. Their level of service is exceptional, and they truly deserve recognition for the outstanding work they do.

Cons: • Management changed multiple times • Staff can appear unprofessional and unresponsive / rude • Emails often go unanswered • Requests for assistance can feel like an inconvenience to staff • Gate is frequently broken despite being a gated community • Persistent fruit fly issues • Elevators are often out of service • Excessive noise from traffic and neighboring units • Conversations from neighboring apartments can sometimes be heard through the walls • Poor communication during fire alarms and emergency drills • Overall resident experience does not match luxury apartment expectations ! I have lived through multiple management changes at this property, including two during my residency. Unfortunately, the frequent turnover seems to have negatively impacted the resident experience. The biggest advantage of living here is the location. It’s in a prime area for young professionals and offers convenient access to work, dining, and entertainment. I also enjoyed the Tuesday yoga sessions, which were a nice community amenity. However, Midtown has no shortage of luxury apartment options, and this community would not be my first recommendation. The current management team often appears disengaged, and certain staff members have displayed a lack of professionalism in both their attitude and interactions with residents. When residents ask for assistance or raise concerns, the response can sometimes feel as though residents are inconveniencing the staff rather than receiving customer service. Communication is also a recurring issue, as emails frequently go unanswered. Noise is another significant concern. If you’re sensitive to noise, be prepared for constant disruptions not only from traffic but also from neighboring units. At times, conversations from nearby apartments can be heard clearly through the walls. I originally chose this community for its gated access, proximity to work, and convenience to friends. However, the gate is frequently broken, maintenance issues seem persistent, and recurring problems such as fruit flies have been frustrating to deal with. The elevators are often out of service, and when building alarms occur, residents are left uncertain whether they are real emergencies or routine drills until receiving communication much later. The leasing specials and pricing may seem attractive at first, but prospective residents should carefully consider the trade-offs. I would personally pay more to live in a community that offers stronger management, better communication, and a more professional and harmonious living environment. While this property has potential, there is significant room for improvement. Writing this because I feel like future residents deserve transparency and clarity.

Been here ~2 years. Will update if I move out. Overall, it’s overpriced, but a good experience. The downsides are minor, infrequent, and/or manageable Pros: -Balcony, really nice views -No bugs -Amenities are good (gym is good for an apartment, printer, working spaces, etc) -Location is great. Lots of food and some shopping nearby, rarely need to drive. Quick walk to North Ave MARTA. Nearby streets are mostly well lit and safe -Decent soundproofing between apartment walls -Maintenance is pretty quick -Leasing people are helpful Cons: -Lost/stolen package (prior to current management) -Rear vehicle exit is often broken, and we are no longer able to use it. So just one entrance/exit now. -Elevators go down occasionally. Never all at once though -El Valle and the 5th St + Peachtree intersection is loud -There’s almost no soundproofing between apartments and the hallways -No recycling

It’s not often that I am left speechless but the staff at Trace midtown definitely did for me. Keshyia, very knowledgeable and speaks with astounding confidence. She’s know her stuff through & through which makes things a lot easier. I also had the pleasure of speaking with the property manager, Aisha, she’s such a breath of fresh air. Knowledgeable, helpful and truly cares about her team and residents! Some things you just can’t fake, and they do it all with a smile on their face!Thank you ladies for such a great experience!

I've been living in this apartment for more than 6 months by now. Amazing mangement! I haven't seen any bugs ever, the conceirge is always friendly and helpful. Great part is that the conceirge has a refrigerator so my amazon fresh are kept cold and fresh. safe parking lot with automatic doors preventing robbing(which happens a lot in other apartments...) Overall perfect residence for a GT graduate student

Finding a new apartment is usually such a headache, but my experience at Trace Midtown was actually the opposite. The building is beautiful, super modern, clean, and right in the middle of all the action, but Keshyia is the one who really made it happen for me. She has the best energy and actually took the time to answer all my questions without making me feel rushed. She knows her stuff and made the whole move-in process feel like a breeze. It’s hard to find a place where the staff actually cares about you as a person and not just a tenant, but Keshyia is the real deal. If you're looking for a new spot, definitely go see her!"

I cannot say enough good things about my experience with Trace Midtown Apartments From the moment I walked in, the vibe was exactly what I was looking for—modern, clean, and right in the heart of everything. The biggest thank you goes to Keshiya, though! Honestly, she is the reason I’m here. She basically put me on to this place and made the entire process seamless. Her energy and knowledge of the property really sealed the deal for me. If you’re looking for a spot that feels like home with a staff that actually cares, this is it.
